When more than one person is involved in a sale, everyday decisions can become difficult to track. A practical communication plan helps with photographs, appointments and marketing discussions. It does not replace the formal authority your agent or solicitor needs from the relevant people.

Agree your priorities separately from the price

Before meeting agents, write down what matters to each person. One may prioritise timing while another needs certainty about moving arrangements. Discuss where you agree and which issues remain unresolved. A shared list gives you a better starting point than discovering different expectations during a negotiation.

Nominate a day-to-day contact

Choose someone to coordinate routine messages if that works for everyone. Make clear that passing on updates is different from having authority to accept terms or make formal decisions. Ask your solicitor and agent who needs to provide instructions at each stage. Do not assume that one household member can speak for everyone on every issue.

Keep proposals in one place

Store agent proposals, marketing drafts and written feedback in an agreed folder. Use a single current version of each document and keep track of changes. If one person speaks to the agent by telephone, circulate a brief factual note afterwards. This reduces the chance of different people acting on different information.

Set a decision routine

Agree how quickly you will respond to routine questions and when you will discuss more substantial choices together. A short scheduled conversation may be more useful than a stream of messages throughout the day. If you need professional clarification, identify the question precisely and wait for the answer before deciding.

Revisit the plan when circumstances change

Work patterns, travel and onward-moving plans can affect availability. Update the contact arrangements when necessary and tell the selling team. Where a disagreement cannot be resolved, seek suitable advice rather than asking the agent to infer consent. Clear communication helps the practical process move forward without obscuring who needs to agree.
