How the directory works today
Each researched area shows up to five agents with published local service information. Shortlists now cover all 32 Scottish council areas and are shared by the towns, villages and neighbourhoods within each council area. These are editorial shortlists, not exhaustive directories or independently scored top-five rankings. A regional office or national service does not confirm coverage of every postcode. Cards distinguish regional sources, nearby teams, national options and directory listings.
What we look at
We organise information about services, local coverage and fees. Where a fee is not verified, we ask you to request a written quote. We do not estimate fees or infer performance from marketing claims.
Reading the review scores
We show dated snapshots from Trustpilot and Google, with review counts and direct source links. Company-wide Trustpilot scores and individual Google office ratings have different coverage. We do not combine them or present an Edinburgh office rating as a nationwide score. Checking a platform’s displayed figures does not verify individual reviews.
What counts as evidence
A published award should identify its awarding body, category and year. A review figure should identify the platform, review count and date checked. Sales measures need a defined period, property sample and source before they can support an assessment.
How to use the information
We do not publish a combined score or independently ranked overall winner. Consider the services, review sources, written fees and suitability for your own property before choosing an agent.

The best choice depends on your property and your priorities. Treat a shortlist as the start of your research: speak to agents, review written proposals and check the terms before choosing.
