Ask for comparable examples Request recent examples of similar properties and ask what makes them comparable. An ambitious valuation on its own is not evidence of likely sale proceeds.
Compare written proposals Ask each agent to explain the work included, additional costs, VAT, cancellation terms and when payment is due. Review the same services across each proposal.
Meet the person handling your sale Find out who conducts viewings, who negotiates offers and how often you will receive updates. Agree how you can contact them.
Use reviews in context Read recent reviews as well as the overall score. Look for consistent themes and check the number of reviews, their dates and the platform they came from.
Make a shortlist Speak to more than one agent before deciding. Use a written checklist so you can weigh service, communication and cost against your own priorities.
