Winter viewings: make your home easy to explore

Prepare lighting, entrances and indoor spaces for shorter days and changeable Scottish weather.

By The Best Estate Agents editorial team · Updated 23 September 2026 · 2 min read

Winter viewings can still give buyers a clear impression of a home. Shorter days simply change what needs preparing. Concentrate on safe access, useful lighting and an honest picture of the property rather than trying to make a winter afternoon look like summer.

Check the approach before visitors arrive

Look at the entrance from the street and make the house number easy to find. Clear loose items from paths and deal with slippery surfaces appropriately. If access involves steps, a shared stair or a long drive, tell the agent what visitors should expect. Ask buyers to receive practical arrival instructions with their appointment confirmation.

Let people understand the outside space

Where possible, offer a daylight appointment for buyers who want to inspect the garden or outlook. If a first visit happens after dark, be open to a second visit at a different time. Existing seasonal photographs can add context if they are clearly identified and still represent the property accurately. They should supplement current information rather than hide changes.

Use lighting to explain the rooms

Check that everyday lights work and open curtains before the viewing. Switch on lamps where they help people see the layout. Avoid relying on dramatic lighting that makes corners or changes in floor level difficult to judge. Ask the photographer how the timing of the appointment will affect the available natural light.

Keep comfort practical

Aim for a comfortable indoor temperature that suits your circumstances. Provide a place for wet coats and discuss footwear with the agent before visitors arrive. Do not use strong fragrance to disguise smells or conceal a maintenance concern. If there is a problem, give your selling team accurate information so they can handle questions properly.

Allow for weather-related changes

Keep contact details handy and agree how the agent will handle delays or cancellations. A flexible alternative appointment is more useful than pressuring someone to travel in poor conditions. After each viewing, check doors, windows and heating settings so the home returns to its normal routine.
